Worried there is still nothing to choose from? Fair concern. Here's the good part: the Real Estate Data Aggregator counted 292 new listings across the Primary market in the three months ending August 31, 2026. That is up 22.2% from the same three months in 2025.

The National Association of Realtors reported that national inventory reached 1.60 million homes in September 2026. That is the most supply buyers have seen in years. The local picture matches that direction.

So what does more inventory actually mean for you?

Buyers have more options to compare and a little more room to think. And sellers still have active demand on their side. The Real Estate Data Aggregator counted 282 pending sales in the Primary market for the same period, up 8% from a year before. More listings came in, and buyers kept moving.

How does each ZIP code read on its own?

Phoenixville (19460) added 180 new listings, up 16.1%, and the Real Estate Data Aggregator put the median sale price at $530,000, up 8.8% from a year before. Homes there sold in a median of 24 days, five days faster than last year, and 102% of list price on average. Plus, 61.7% of homes went under contract within two weeks of listing. Demand is real and steady.

Chester Springs (19425) tells a different story. The Real Estate Data Aggregator counted 63 new listings, up 31.3%, and homes for sale rose 36%. The median sale price came in at $667,000, down 11.9% from a year before, and median days on market stretched to 36 days, ten days longer. Not every home sold fast there, and the price dip is worth knowing. Still, pending sales rose 16.3%, so buyers are active.

Spring City (19475) saw the sharpest inventory gain. The Real Estate Data Aggregator counted 49 new listings, up 36.1%, and homes for sale rose 58.8%. The median sale price was $432,000, down just 1%. Homes sold in a median of 18 days, four days faster than last year, and 64.4% went under contract within two weeks. That is the quickest two-week pace of the three ZIP codes.

What about mortgage rates right now?

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost to carry. Buyers are still moving in this market, though, as the pending sales numbers show. More inventory gives them something to move toward.

In short
  1. The Primary market added 292 new listings in the three months ending August 31, 2026, up 22.2%.
  2. Pending sales rose 8% to 282. Buyers have more to look at.
  3. Sellers still have real demand.
  4. Chester Springs is taking a little longer and prices dipped there, so your ZIP code matters more than the market average.

One street can read very differently from the ZIP code around it. If you want to know what the numbers mean for your specific address, that is a quick conversation.
