More listings are showing up across the Primary market

Worried that buyers have no options left? That is a fair concern. Here's the good part: the Real Estate Data Aggregator counted 292 new listings across ZIPs 19460, 19425 and 19475 in the three months ending August 31, 2026. That is up 22.2% from the same three months in 2025. More homes are coming to market, and that changes things for everyone.

Realtor.com reported that for-sale listings were growing nearly 7% year over year across the U.S. for the week ending October 10, 2026. The Primary market is moving faster than that national pace. The Real Estate Data Aggregator also shows homes for sale here rose 12.2% compared with a year ago.

So what does more inventory actually mean?

For buyers, more listings mean more homes to compare and more room to be selective. For sellers, it means fresh competition on price, timing and how well your home is prepared. Neither side should ignore it. The good news is that pending sales across the Primary market still rose 8% from a year ago, so demand is holding up even as supply grows.

The Real Estate Data Aggregator counted 49 new listings in ZIP 19475 in the three months ending August 31, 2026, up 36.1% from a year ago and 27 homes for sale, up 58.8%. In ZIP 19425, new listings rose 31.3% to 63 homes and homes for sale rose 36% to 34. ZIP 19460 added 180 new listings, up 16.1%, though its homes for sale dipped 4.9% to 77, which tells you demand there is absorbing supply quickly.

Prices and speed: not one single answer

The Real Estate Data Aggregator shows the median sale price in ZIP 19460 rose 8.8% to $530,000, and homes there sold in a median of 24 days, 5 days faster than a year ago, and homes sold above list price averaged 102% of asking. In ZIP 19425, the median sale price dipped 11.9% to $667,000 and median days on market stretched 10 days longer to 36 days. Not every ZIP is moving the same way, and that matters when you are picking a price or a timeline.

ZIP 19475 is a small admission worth making: the median sale price slipped 1% to $432,000. But homes there sold in a median of 18 days, 4 days faster than last year, and 44.4% sold above list price, up 14.6 points. A small price dip does not always mean a slow sale.

What about rates?

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026, and the 15-year at 6.71%. Realtor.com noted rates surged above 7% for the first time since January 2025. Rates are real and buyers feel them. Even so, the Real Estate Data Aggregator shows the Primary market closed 279 sales in three months, up 1.5% from a year ago, and pending sales rose 8%. Buyers are still moving.

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026, with inventory rising to 1.60 million homes and prices up 1.3% year over year. The Primary market is outpacing that national inventory growth, which means more choice here than in most of the country.

In short
  1. New listings in the Primary market rose 22.2% in the three months ending August 31, 2026. Buyers have more to look at.
  2. Sellers have more competition.
  3. Demand, measured by pending sales, is still up 8%.
  4. The market is not frozen.
  5. It is just more balanced than it was a year ago, and each ZIP is reading a little differently.

One street can read very differently from the whole ZIP code. A block with three new listings hitting at once is a different situation from one with none. If you want to know how your street sits inside these numbers, I am happy to take a look.
