A year ago, if you wanted the pricier of these two ZIPs, you went to Chester Springs. Phoenixville was the value play next door. That was simply the order of things.

A year earlier, the median sold price in Phoenixville was $476,000. This period it reached $595,000, up about 25%. That is one of the larger single-window moves this territory has produced, and it happened in the ZIP that a year ago was the more affordable of the two.
Chester Springs moved the other way. A year earlier its median sold price was $734,500. This period it is $687,500, down about 6%. At the same time, more homes changed hands there: 62 sold this period, up from 50 a year earlier.
Across the whole territory, 211 homes sold this period.
Chester Springs alone accounted for roughly three in ten of those closings. It is the one ZIP posting a lower median price this period, and it is also the one carrying the largest share of the territory's sales. Two different measures of the same market, pointing in different directions.
Sellers in Chester Springs are not pricing as if the median fell. The median list price there this period is $962,500, well above what homes are actually closing at. Whatever a home eventually sells for, the asking side of that market has not caught down to it yet.
If you are selling in Phoenixville, this period rewarded you. A price level that low a year ago has moved up meaningfully, and that is real money on a typical closing there now. If you are buying in Phoenixville, this is not the same market you might remember from a year back. Offers are landing against a higher bar than they were.
If you are selling in Chester Springs, the median is lower than it was, even with more homes closing this period. It is worth knowing, before you set a list price, that what buyers are actually paying and what sellers are asking are not lined up right now. If you are buying there, that gap between the asking side and the closing side may be room worth exploring rather than a number to take at face value.
What is worth watching next period is whether that gap in Chester Springs narrows, list prices settling closer to where sales are actually landing, or whether the volume of closings there keeps climbing while the median holds where it is. Either would tell us something this period alone cannot.
